Taupo’s new 2200 home subdivision moves ahead
Planning for Taupo’s recently announced 2,200 home new ‘garden suburb’ subdivision is progressing, with a name bestowed on it and industry seminars about it scheduled for next month.
On a 197ha site overlooking Lake Taupo, land owner Taupo District Council plans to build a new master-planned suburb for a “wide range” of lifestyles and types of housing.
The development is now called Tauhara Ridge, in honour of Mt Tauhara which overlooks the area.
“The name is part of an overall, considered strategy that will include the naming of the seven distinct neighbourhoods within the suburb, the gullies that thread through the land, plus individual terrace areas and open space areas, including parks and streets,” said Taupo District Council strategic property project manager Scott Holdsworth.
The council is going to hold seminars for real estate agents and local builders to give them more information about the project to prepare for their future work on it.
By mid-April, council aims to have a show home built at the development with a sustainable focus - but the council isn't say the subdivision will be strictly sustainable.
"It is a one-off, designed to be a beacon of good practice. We will not be dictating to people that this is how things must be done, or how much their home should cost, but we want to raise awareness of what is possible," Mr Holdworth said.
"We hope that people take some of the principles on board for the good of their families and the environment."
A website for Tauhara Ridge will be launched this week with more information for locals and potential buyers.

Should Council's be active developers risking rate payers money or simply regulators?
Creation of a new suburb of this size in Taupo can only further the ongoing kinloch property woes. What was the council thinking of when they approved 4 large blocks of Kinloch land to be developed & subdivided at the same time whilst adding subdivisions in Taupo....where did they think the settling population were going to come from (or are they just thinking that the rates derived from this property would be good for their coffers?)
Who was stupid enough to fund these subdivisions is the question? My bet is most of the lenders have gone bust!!
Councils are being abused of not releasing land for urban use, when in fact the opposite has been the case.
Population growth is very easy to be measured, yet the developers & banks seem to have done different calculations.
The good thing coming out of this is a big surplus of vacant urban sites available for immediate development; which will see very affordable sections available, when banks realize vacant urban land is a lemon. The bankers have been stupid enough for this to happen; for short term profits, but now its time for losses guy.
No sympathy here; only for the innocent parties who entered the market at the wrong time
Yes, but the question is should the Council become developers and provide "cheap urban land" potentially at the expense of rate payers?
