Picture this: a café opens at dawn and serves coffee and fancy muffins until it closes at 2pm. But instead of the premises being empty until the next morning, a burger joint opens at 5.30pm, removes the café’s pretty greenery and starts playing hip hop music to sell burgers until 8pm.
